• Description:
• The Board is seeking the services of a pre-qualified Architectural Firm to provide architectural and consulting services including Design Development, assistance with Contract Documents & Tender development, and Construction & Contract Administration for the renovations as further specified herein.
  Overview
  The Board is seeking Architectural Services to support roofing renewal and potential Reinforced Autoclaved Aerated Concrete (RAAC) roof deck replacement at the facility. The project will begin with two parallel design streams to ensure readiness for both potential project paths.
  Upon receipt of direction from the Ministry regarding funding for the RAAC replacement project, the Board reserves the right to discontinue one of the two streams in favour of the approved path. The awarded Architect will be compensated for services completed to date, based on OAA standard milestone percentages applicable to the work performed in the discontinued stream.
  Stream 1 -Roofing Replacement (Roof Sections A, B, C & D (9000 sq. ft.)
  The Architect shall:
  Prepare tender drawings to replace RAAC in roof sections A, B, C & D (9000 sqft) with steel deck.Acoustic steel deck in gym.Structural enhancements to support new roof deck.New roof-top units and mechanical.New curtain walls and windows throughout building.Interior and exterior wall finishes as required.New suspended ceiling system c/w new LED lights. New 2-ply modified bitumen roofing system.New universal washroom.New barrier free exterior and vestibule doors c/w door openers.Replace asbestos containing flooring in classrooms 5 & 6.Paint classrooms 1, 2, 3, 4, 5 & 6.Prepare roof cut-test to determine Hazardous substances, as-built materials, and condition. This will be a multi-phase, multi-year project phased to cause the least impact to building users.Stream 2 - Accessibility and Renovations
