• Description:
• The Board is seeking the services of a pre-qualified Architectural Firm to provide architectural and consulting services including Design Development, assistance with Contract Documents & Tender development, and Construction & Contract Administration for the renovations as further specified herein.
  The Board is seeking Architectural Services to support roofing renewal and potential Reinforced Autoclaved Aerated Concrete (RAAC) roof deck replacement at the facility. The project will begin with two parallel design streams to ensure readiness for both potential project paths.
  
  Upon receipt of direction from the Ministry regarding funding for the RAAC replacement project, the Board reserves the right to discontinue one of the two streams in favour of the approved path. The awarded Architect will be compensated for services completed to date, based on OAA standard milestone percentages applicable to the work performed in the discontinued stream.
  
  Stream 1 - Conventional Roofing Replacement (Roof Sections A, D & E - 22,000 sq. ft.)
  The Architect shall:
  Prepare tender‑ready drawings and specifications for the replacement of roof sections A, D, and E as a stand‑alone project.Design a new 2‑ply modified bitumen roofing system with a minimum 2% slope.Provide separate pricing for the Bidding Phase and the Construction Phase services as defined in the OAA 600-2021 standard form of contract. Refer to Section 1.4 Pricing.Plan for the project to be completed as a single‑phase construction program, targeted for Summer 2026.Stream 2 - RAAC Roof Deck Replacement and Associated Work
  The Architect shall:
  Prepare tender‑ready drawings and specifications for the removal and replacement of RAAC roof deck sections B, D, and E (14,400 sq. ft.) with a new steel deck.Coordinate and design all required structural enhancements to support the new deck assembly.Include replacement of roofing materials on Section A (10,600 sq. ft.).Detail the removal and reinstallation...
