Description:
The scope of work in this RFPc is outcome oriented. The Proponent is required to achieve the below listed outcomes:a. Upgrade the exterior envelope of Curry McKay-s existing 4-bedroom units.
Contractor shall:• Coordinate site measurements and field verify existing conditions.• Tenants will be notified to move their furniture, items, etc. If tenants do not move their belongings Contractor to coordinate the moving of tenant furniture, items, etc. away from windows and doors to complete the work.• Secure an Electrical Contractor to coordinate with ESA and Local Utilities to disconnect and reconnect power to units to complete work around over-head incoming electrical service and mast.• Remove existing siding, soffit, eavestroughs, downspouts, windows, doors, storm doors, capping, casing, caulking etc.• Provide specified air/vapour barrier, 2” rigid insulation and wood blocking.• Provide new vinyl siding complete with associated trims, flashing, vented soffit, eavestrough and downspouts.• Provide new triple-paned vinyl windows as specified complete with proper blocking, shims, spray foam insulation, transition membrane, capping and caulking.• Provide interior wood pine casing finished with paint and caulk. Casing to be minimum 4” wide.• Spray foam around entire window and door frames.• Caulking - interior and exterior.• Provide door hardware.• Provide doorbell.• Provide transition membrane as shown on the drawings.• Sill, jamb and header extension flashings, etc. to cover back up to existing brick and new soffit.• Remove existing brick door sill and replace with new specified precast sill.• Removal of all debris.• Daily cleaning.• Final cleaning of siding, windows and doors after complete installation.
