Description:
This project, identified as Branch is located at 3380 Jockvale Road, Ottawa and will consist of 32 residential units via modular construction. Each residential unit consists of three modules (96 modules total) stacked on two foundations with crawl space for services. Building A includes 22 residential units and Building B includes 10 residential units. Ottawa Community Housing (OCH) previously contracted with a modular builder under a design-build contract for this project. All 96 modules have progressed through the factory and are currently in storage (40 in Ottawa and 56 in Ancaster). The foundations were partially completed in 2024. The modular builder is no longer involved with this project. OCH requires the services of a qualified Construction Manager (the CM) to complete the work. Scope of services includes scope development for all divisions of work, project control and scheduling, cost control and accounting, tender/management of all subtrades, health and safety requirements and project closeout. This Request for Proposal (RFP) is issued by invitation only to both streams of the Prequalified Proponents to identify and select a CM with whom OCH may enter into a CCDC-5A construction management contract for services appended with OCH-s supplementary conditions.
