- BackgroundThe City of Calgary-s Real Estate & Development Services (“RE&DS”) business unit is developing The City-s Constellation industrial park in order to meet a high market demand for industrial lots as well as to fulfill City Council-s direction (noted below). See weblink: Constellation (calgary.ca) for further information. Because of such high market demand for industrial lots and very low on City-s current inventory, as the project continues through the development / construction stage there is an ongoing need for clean fill material. According to the Council approved Industrial Land Strategy, RE&DS has a mandate to “deliver a one-year supply of fully serviced ‘construction ready- industrial land and a three-year supply of planned industrial land to support economic development and diversification in Calgary.”Based on current information RE&DS has gathered, Constellation needs approximately 500,000 m3 to 600,000 m3 of clean engineered fill material in order to complete the required site grading work in 2025 in future phases. The clean engineered fill is required as the material becomes available from Contractors working on other projects.
