- Description:
- The Board is seeking the services of a pre-qualified Architectural Firm to provide architectural and consulting services including Design Development, assistance with Contract Documents & Tender development, and Construction & Contract Administration for the renovations as further specified herein.
The Primary Objective is to procure tender ready designs to replace Reinforced Autoclaved Aerated Concrete (RAAC/Siporex) roof panels.
Upon receipt of direction from the Ministry regarding funding for the RAAC replacement project, the Board reserves the right to discontinue at the end of the Design stage. The awarded Architect will be compensated for services completed to date, based on OAA standard milestone percentages applicable to the work performed.
Conditional Nature of RAAC Project
Proceeding with the Construction & Contract Administration Phase is dependent on Ministry approval and funding for the construction.
The Scope is:
Architect to prepare tender drawings to replace RAAC in roof sections A, B, D, L & M (17,531 sqft) with steel deck.Structural enhancements to support new roof deck.New HVAC for affected sections of building including radiators.New curtain walls and windows in affected sections of building.Interior and exterior wall finishes as required.New suspended ceiling system c/w new LED lights. New 2-ply modified bitumen roofing system.This will be a multi-phase, multi-year project phased to cause the least impact to building users.
